South African homeowners are rapidly replacing dusty carpets and cold tiles with hard-wearing, wood-look flooring. But the market is flooded with confusing technical jargon. Choose the wrong product for your specific subfloor or room temperature, and you will face catastrophic floor failure.

Despite their different names, Laminate, SPC, and LVT all share a nearly identical base 4-layer construction (though additional specialized layers and add-ons may vary by manufacturer). The difference lies entirely in what the core is made of.

  1. The Wear Layer: A transparent, protective top coat that defends against scratches, stains, and UV fading. Note: In premium EIR floors, the physical "wood grain" texture is stamped directly into this layer.
  2. The Design Layer: A high-resolution photographic print that mimics real wood (like oak or pine) or stone.
  3. The Core Layer: The structural heart of the plank. This dictates if the floor is waterproof, rigid, or flexible.
  4. The Protective Backing: A stable base layer that provides balance and moisture resistance.

⚠️ The "Deal-Breakers": Read This Before You Buy

Before you add anything to your cart, check your home against these strict technical rules of thumb:

1. Subfloor Flatness & Stability

You cannot install these floors over any moving surface (like existing carpets). The subfloor must be solid, stable, and flat (generally varying no more than 3mm over a 3-metre radius and no sudden steps or drops). SPC click-joints will snap over uneven tiles. If your floor has minor imperfections, a thick Laminate (10mm or 12mm) is a better contender due to its more robust locking system and slightly forgiving HDF core.

2. The Waterproof vs. Water-Resistant Reality

Basic laminates are not waterproof. Even premium "water-resistant" laminates can be damaged if standing water penetrates the perimeter expansion gaps (especially near outside doors and sliding door tracks) and attacks the core from the edges.

3. The African Sun Hazard

Ambient room heat is fine, but direct surface temperatures exceeding 60°C will cause rigid floors to buckle. While SPC is highly stable, it is not immune to thermal physics; the PVC component in the core expands and contracts at a rate of less than 0.01% per degree Celsius. This might sound small, but across a 10-meter room, it creates significant pressure.

4. The Suspended Timber Warning

Never install any of these modern floors (Laminate, SPC, or LVT) directly over existing natural wood floors like parquet or suspended timber. Natural wood must "breathe." Sealing it beneath a new floor traps environmental moisture, leading to toxic mould, lifting blocks, and catastrophic wood rot.


Regional Selection: Matching Floor to Climate

The Highveld (Gauteng, NW, Free State)

In the interior, you battle severe thermal expansion due to freezing nights and scorching days.

  • For Laminate and SPC: You must leave generous expansion gaps (10mm - 12mm) around all perimeters. Continuous runs exceeding 10 metres strictly require T-moulding profiles.
  • For LVT (Glue-Down): Handles temperature swings without needing expansion gaps, allowing for a seamless flow.

The Coast (Western Cape, KZN, Garden Route)

Coastal homes battle constant high humidity, salt air, and rising damp.

  • The Best Choices: 100% waterproof SPC or glue-down LVT are the ultimate choices, as their cores are unaffected by moisture.
  • If Using Laminate: Invest in high-end, moisture-treated core laminates and ensure a heavy-duty plastic moisture barrier is installed.
